How to send an offer to an unrepresented seller

If you are representing a client, you will need to create a new deal to access representation documents for your client. The representation folder on your deal is only for documents between you and your client.

To collaborate with an unrepresented seller, an offer needs to be created and you will have the option to draft the contract and addenda and submit to both parties to sign.

If any edits need to be made, you will need to edit the document(s) on behalf of your client and the unrepresented parties.

Follow these steps to submit an offer to an unrepresented seller:

  1. Click the "Start Offer" icon next to your Offers folder in your Buyer Deal.


  2. Click the link for the property not on MLS.


  3. Enter the address for the property and select "No" for the seller represented by a licensed agent. Click Next and then select your contract.


  4. Navigate to the Offer Participants folder to add the seller to the deal. Click the Add Participant button, select Participant and select Sellers.

  5. Complete the Seller(s) information and select "Yes" you will be working directly with the sellers.


  6. Draft your offer. On the Broker Information section select "No" for the intermediary question and "No" if seller is represented by a listing agent.


  7. Review the contract and Mark Ready to move forward to the Assign step. Click the Assign button.


  8. You will have the option to choose who signs first or send to buyer and seller simultaneously. Select "No" to include listing agent to review documents.


  9. If you choose one party to sign before the other, you will need to assign the task to the other party after the first party signs.
