If you are representing a client, you will need to create a new deal to access representation documents for your client. The representation folder on your deal is only for documents between you and your client.

To collaborate with an unrepresented buyer on your listing, an offer needs to be created and you will have the option to draft the contract and addenda from your seller deal and submit to both parties for signatures.

If any edits need to be made, you will need to edit the document(s) on behalf of your client and the unrepresented parties.

Follow these steps to create and offer on your listing from an unrepresented buyer:

  1. Navigate to the Offers section of your Seller Deal and click the "Upload Offer" icon.

  2. Enter how you would like to refer to the offer in Jointly (buyer name) and the sender information (enter yourself as the sender) and click Next.

  3. Navigate to the Participants section and select "Add Participant" and select Buyers. Enter the information for the buyer(s) and click Save.

  4. Navigate back to the Offer Tasks and click the Add Document button to select your contract type.

  5. On the Broker Information section of the contract, select "No" for intermediary relationship and "No" for "Is the buyer represented by a buyer's agent?"

  6. Complete the review step and "Assign" the contract to the parties. You will have the option to choose which order to assign the contract. Select an option and select "No" to include a buyer agent to review.

  7. If you choose one party to sign and then the other, you will need to assign it to the other party once the first party signs.
