Start Application/Lease, in the Applications tab on your Listing Overview, lets you as the listing agent set up an application on behalf of the tenants.
Use it either to start a new application, or to upload a lease that was executed outside of Jointly.
Reasons you may want to use Start Application/Lease:
To build a customised application. You or your client knows the tenant, and you want to tailor the application to them.
You received an application outside of Jointly and want to manage the rest of the process in Jointly — accepting or rejecting it, and drafting the lease. Upload the application first, so all the documents stay in one place.
A tenant agent or an unrepresented tenant needs help getting the application started.

Commercial leases
A commercial lease between two businesses is started the same way, with one extra step:
Create the landlord deal first.
Start the application and lease as you normally would.
Once the lease tasks are created, delete the Residential Lease task and add the Commercial Lease task in its place.
Everything else is the same as a residential lease. Adding the replacement task works like any other document task — see Draft Lease.
