Completing a Commission Request

Where to find the Commission Request, how to complete it, why the commission totals will not let you type in them, and how it becomes the CDA your Commission Manager signs.

Look at the task list on your executed contract or lease.

If the task says Commission Request — this article is for you. You complete it, and it becomes the CDA or Invoice for your Commission Manager to sign.

If it says Commission Disbursement Authorization or Commission Invoice, and you never had a Commission Request — you complete that one yourself. See How to Create a CDA or Lease Invoice.

Which one you get is set by your brokerage, not by you. Either way, these exist only on partnership deals.

The Commission Request and the CDA are the same task at two points in its life. You fill in the Commission Request; when it goes to your Commission Manager it is renamed Commission Disbursement Authorization. It did not disappear and a second document was not created.

Where do I find the Commission Request?

The Commission Request appears once you submit your documents for compliance review. It is not there before that — submitting is what creates it.

It is a task, not a document. If you are searching the forms library or your Documents page for it, that is why you cannot find it — look in your task list for the executed contract or lease: Contract Tasks on a sale, Lease Tasks on a lease. It shows as Commission Request, marked DRAFT, with your name and role underneath.

The Commission Request is not on my deal

Add it yourself: Add Document, then the forms library, then search for Commission Request. This is also how you get it back if you deleted it by mistake.

Take care which form you pick. The forms library may also offer a CDA — sometimes a generic one, sometimes one named for your brokerage. If your deal gave you a Commission Request, that standalone CDA is not your document, and adding it sends the task to the listing broker rather than to your Commission Manager.

The form you want says Commission Request.

How do I complete the Commission Request?

It is a webform in five steps, each with its own SAVE. You can move between them in any order using the list at the top, and while you are working on it you can go back and change anything.

Most of it is already filled in. It draws on the deal, on your executed contract or lease, and on your team's preferences. If a field is empty here, it was empty in the document it comes from — the fastest fix is usually to complete it there rather than typing it twice.

The five steps are the same on a sale and on a lease. Only one is named differently.

1. Property Information — address, MLS ID, and the figures that date the transaction: sales price and closing date on a sale, lease start date on a lease.

2. Parties — see below.

3. Title Company Information on a sale, Leasing Company Information on a lease — the company handling the close.

4. Instructions — one free-text box for whoever signs the CDA or Invoice, prefilled from your team's or partnership's preferences.

5. Financials — see below.

Parties

Who do you represent? — buyer or seller on a sale, tenant or landlord on a lease. Your side is already ticked. These are tick boxes rather than a choice of one, so where your brokerage represents both sides you can tick both.

Below that: the parties' names, your brokerage name, address and phone, and Authorized by for the broker's name.

Financials on a sale

Two tables that must agree with each other.

  • Settlement Charges is who is paying the commission — buyer, seller, listing broker, or a combination.

  • Payouts is who is receiving it, and how much. You and your brokerage are listed already.

A percentage plus a flat amount — a bonus to the buyer's agent, a referral fee, a transaction coordinator fee. If the same party is paying both, add the flat amount into that party's charge. If a different party is paying it, give it its own row.

Financials on a lease

  • Commission — the rent price and lease term in months, then how the total commission is paid (a percent of one month's rent, a percent of total rents, or a flat fee) and how the tenant broker's commission is paid (the same three, plus None).

  • Broker split — Simple Split or Other, what is owed to the broker as a percentage, and the broker's and agent's amounts.

  • Display options — what the invoice shows: the total commission only, or the payouts to each recipient.

Why is the commission total greyed out?

Whichever side you are on — Total Listing Broker Commission or Total Buyer Broker Commission — that box is calculated, not typed. It stays greyed out until there is something to add up.

  1. Complete the Settlement Charges section — open a row with the pencil icon and enter the charge.

  2. Complete the Payouts table the same way, one row at a time with the pencil icon.

The Payout Total and your commission total must then match. If they do not, the two tables disagree and the form will not save.

I filled in my Commission Request wrong — how do I fix it?

Edit it. The task keeps a pencil icon, including after it has gone to your Commission Manager — at that point it is listed under Waiting on Commission Manager and named Commission Disbursement Authorization. Same task, same pencil.

You do not need anyone to unlock it. Not your Commission Manager, not support.

If your Commission Manager has already signed, tell them a change is coming — the Participants tab shows who holds that role, and the envelope icon next to it messages them. There is also a REMIND button on the Waiting on Commission Manager section if you simply need them to act.

What happens after I submit the Commission Request?

  1. The task moves to Waiting on Commission Manager and is renamed Commission Disbursement Authorization. It is the same task — you can still open and edit it.

  2. Your Commission Manager signs it.

  3. The completed CDA appears in your Documents folder.

  4. Your Commission Manager submits it to title. Only they can — it is not something you do, and not something you need to chase a signature for first.

So if the task says completed but you cannot find the document, the Commission Manager has not signed it yet. Use REMIND, or check the Participants tab for who holds that role and message them.

Completing the Commission Request when you represent both sides

On an intermediary deal it is completed on each side separately. The two are independent — finishing one does not finish the other.
