Completing the CDA and Invoice

For Commission Managers: completing the CDA, submitting to Title, and what happens after closing.

If your team's Transaction Approval settings ask agents to submit a commission request, the agent completes the request as part of submitting the file for review — and the CDA/Invoice then lands in your queue to complete.

Two team settings decide how this reaches you. "Should the commission request be automatically assigned to the agent once all required documents are submitted for review?" — if this is No, the commission request has to be added manually. And "Should the Commission Manager be notified when a commission request is completed?" — if this is No, nothing tells you it arrived, so work from the Pending view.

What the agent has to do first

The commission request blocks the agent's file until they submit it, and their file will tell them so:

  • START — the commission request has not been started.

  • REVIEW — the commission request exists but is still a draft, so it has not been submitted.

Once the agent submits it, the file is no longer blocked on the commission side. That is separate from your approval of it — submission unblocks the file, and completing and approving the CDA is the work described below.

Where to find CDAs pending completion

Click Pending in the left sidebar, then the Transaction Approval tab.

Click FILTER and select Pending under the CDA/Invoice section.

Click the deal name to open the deal.

Click Contract Tasks to see the CDA task.

Completing the CDA and submitting to Title

Open the CDA from the Contract Tasks page. It is prefilled with what the agent entered. Make any changes you need, and click Save to complete each section.

Financials

Settlement Charges is who is paying the commission — Seller, Buyer, Listing Broker, or a combination.

  • The pencil icon edits the amounts and people.

  • The trash can removes parties that are not paying.

  • Add row adds another charge.

Payouts is who is receiving the commission. These amounts have to match the Settlement Charges — if they do not, you get an error notice and cannot finish.

Signing and submitting

Once each section is saved you are prompted to sign the CDA. Sign, then click Save & Submit.

The CDA is then ready to send to Title. Click Submit to draft the email. Before you send it you can delete the "Go to Jointly" link if you prefer, and attach the CDA as a PDF.

Once it is done, the CDA/Invoice status in the Pending → Transaction Approval tab changes to completed.

Editing a completed CDA

You do not edit a completed CDA in place — you add a new one.

  1. Click ADD DOCUMENT.

  2. Select from forms library and search for commission.

  3. Complete the new one. The original is archived on your Contract Documents page.

Updating the review status to Ready for Closing

Ready for Closing is the last step on the compliance side of a transaction, and it is only available to a Commission Manager — a Compliance Manager cannot set it, however many documents they have approved.

It becomes available once the CDA/Invoice is complete. Set it the same way as every other status change: click the transaction approval status at the top of the deal and choose the Ready for Closing action.

The CDA/Invoice itself does not go through compliance review, so approving documents is not what gates this — completing the commission work is.

Post-closing documents

Post-closing documents usually do not need to be submitted or resubmitted for compliance review while the deal is still in a review status.

The commissions team reviews the post-closing document when funds are received, and then marks the deal Completed.

Completed is not the same as closed. Closed is the deal's own status; Completed is the end of the transaction approval process, and once a deal is Completed, documents can no longer be submitted for review on it.
